PROPERTY MANAGEMENT OPTIONS
INTRODUCTION
At Central Estates, we shall manage your property in a professional and most prifitable way. We will act on your behalf to preserve the value of the property while generating good income for you. Managed properties include Residential Housing Units, Condos, Flats, Vacation Properties, Holiday Homes, Commercial Retail Space, Guest Houses, Furnished Apartments and Lodges.
Whether you have a large apartment complex or a single family house, you are welcome to the Central Estates family. Give it to us to manage, and free up you time and mind from the troubles of chasing tenants, maintenance headeches and other hustles that come with managing a property.
 OPTION ONE: PERCENTAGE RENT
If you choose Option One, we shall sign a property management agreement with you, whereby you will give us the right to let it out to new tenants and collect rent. We work with tenants to ensure that the property is well maintained, and handle all queries that are a Landlord's responsibility including maintenance works with your approval. We in turn charge 10% Commission as our commission for all rent collections made.
OPTION TWO: FIXED RENT
For this option, we shall manage your property and pay you the agreed amount whether or not the tenant has paid, as long as there is a tenant in the House. We in turn charge 10% Commission plus 5% Maintenance Fee which is retained by Central Estates for emergence maintenance works.  This is done to ensure that the property is always in good condition.
A statement of use of money retained for maintenance services will be given to you quarterly. Where no maintence works are done for a period of time and the money has accummulated, you may claim up to 75% of it. 
OPTION THREE: GUARANTEED RENT
Under this option, we shall sign a rental agreement with you, and will pay you a fixed rent per month. As per the agreeement, you will give us the right to sublet the property to our tenants. Central Estates will pay you the full rent as per the agreement whether or not there is a tenant in the property. Since we pay you irrespective of whether the property is occupied or not, we manage all aspects of the property and charge rent at our own rate.
OPTION FOUR: FIXED FEE
This option is for monitoring your vacant property or land. We ensure that the property is safe and secure, and report back to you as agreed. We charge a monthly fixed fee.
OPTION FIVE: RENT SHARE
This option is for commercial establishments that generate revenue. We shall sign an agreement with you with the right to convet the property into a revenue generating business such as an Office Park, Business Centre, or Serviced Apartments.
The tenants will pay rent to Central Estates. We charge 10% Commission plus 5% Meintenance Fee. The maintenance fee is used  to maintain common areas of the property including General Maintenance Works, Upkeep of Grounds and Utility bills.
OPTION SIX: SERVICED APARTMENTS MANAGEMENT
Under this option, we manage Residential Units as Serviced Apartments. We take furnished apartments from you, market them, take care of all operations, and charge 10% Commission plus 5% Property Maintenance Fee.
OPTION SEVEN: FACILITIES MANAGEMENT
At Central Estates, we manage the common facilities and amenities in large apartment complexes such as Shopping Malls, Blocks of Flats and Office Buildings. This includes doing maintenance works, landscaping and general cleaning.
OPTION EIGHT: COMMERCIAL PROPERTY MANAGEMENT
We rent the property from you at a fixed fee, and convert the property into a retail Unit or a Plug and Play Office by furnishing it. Under this option, we demand for long term lease due to large amounts spent on remodelling and furnishing the property.

ABOUT ZAMBIA
Zambia is a Landlocked Country located in Southern Africa. It borders Angola, Botswana, Congo DR, Malawi, Mozambique, Namibia, Tanzania and Zimbabwe.
Zambia is a member of a number of international organisations, including the United Nations, World Trade Organisations, Common Markert for East, Central & Soutern Africa (COMESA), Southern Africa Development Community (SADC) and other social and economic bodies.
The Country is mostly Savanna Woodlands, with many water bodies including the Lake Tanganyika, Lake Bangweulu, Lake Mweru, Lake Kariba, Lukanga Swamps, Zambezi River, Kafue River, Luangwa river, Luapula River and other smaller rivers.
Zambia's main tourist attractions include the Victoria Falls, Kafue National Park, Luangwa National Park, Mosi-O-Tunya Game Park, and Sioma National Park among others.
The Country is host to a number of minerals including Copper, Cobalt, Zink, Gold, Lead, Manganese and many types of Precious Stones.

South Africa - Pretoria Property Owners Tug of War

PRETORIA PROPERTY TUG OF WAR

The homeowners association of an upmarket security estate in Waterkloof Ridge is embroiled in a bitter legal battle with the City of Tshwane regarding an eco-park adjacent to the estate which the city is now threatening to "put on tender to the highest bid".

The Waterkloof Boulevard Homeowners Association had registered a company called Waterkloof Ridge Nature Valley to manage and maintain the park for the past decade. It turned to the Gauteng High Court, Pretoria, in a bid to further secure the management of the park.

The association said it had over the past decade developed and maintained the park. Not only is it an attractive feature in the area, but it also provides security to all the adjacent properties as access to it is secured. Its lease agreement with the city had run out and it did everything by the book to try to secure a new lease agreement, but the city simply said the park was going to go on tender, said Pasqualino Lattuca, director of the association.

He asked the court to order the city to reconsider their application to renew its lease agreement. Judge Lettie Molopa-Sethosa granted the order and said the city had to make a decision within 30 days as to whether the association could continue managing the park.

Lattuca said the association entered into an agreement with the city in 2005 to lease the park - and had to inform the city three months in advance if it wanted to extend the deal. Lattuca said they did this, but heard nothing from the city. The lease agreement had meanwhile expired, but they continued taking care of the park. After not hearing from the city for more than a year the association was recently told its application to extend the lease was turned down. This, he said, was done without hearing the submissions from the association.
Lattuca said they had, at great expense and effort, ensured the park was properly taken care of but were now reluctant to develop it further in light of the city’s refusal to extend the lease.
